What is Seal Coating?

 

Gettis Bros uses an asphalt-based asbestos-free emulsion that is applied directly to aged asphalt as a protective coating to extend the life of your parking lot or driveway. It is excellent for use on parking areas, playgrounds, driveways, tennis courts, service stations, airport runways, loading docks, truck and bus depots, or other asphalt surfaces. Other terms commonly used are: driveway sealing, asphalt sealing, asphalt repair, black top sealing, or black top repair.

The roughest elements on asphalt besides traffic are weather and moisture. Nature's heating and cooling cycles are constantly taking their destructive toll on asphalt. The sun bakes out the volatile oils in the asphalt, and moisture erodes the fine aggregate, leaving rough aggregate exposed, which in time becomes dry and brittle. Constant expansion and contraction of this dry, brittle surface causes cracking. These cracks then provide a way for moisture to pentrate down into the sub-grade where accumulated liquid further weakens and errodes the base. The unsupported surface then collapses and a "pot hole" is formed.
